Asphalt vs Concrete Driveway: Which Is Better in Modesto?
Asphalt costs less up front, and you can drive on it sooner. Concrete costs more, but it lasts longer and handles Modesto’s summer heat better. Four things decide it: budget, how long you will stay, what the driveway carries and the look you want.
Concrete Solutions installs both. We pour concrete driveways and do asphalt paving around Modesto, so we can price one layout both ways. The figures below come from published national guides.
How do asphalt and concrete driveways compare on cost?
Asphalt wins on the first bill. A 2026 national cost guide puts an installed asphalt driveway at $5 to $12 or more per square foot. The same guide lists a concrete driveway at $6 to $15. It prices a 20 by 20 foot asphalt driveway at $2,000 to $4,800 on average.
| Market figure | Asphalt driveway | Concrete driveway | Kind of source |
|---|---|---|---|
| Installed cost per square foot | $5 to $12 and up | $6 to $15 | a 2026 national cost guide |
| How long it lasts | 15 to 30 years, properly maintained | 30 to 40 years | the same guide |
| Drive a car on it | after 3 to 5 days | after about 7 days | national guides |
| Sealing | every 2 to 3 years in one guide, 3 to 5 in another | optional, recommended every few years against stains | national guides |
These are market numbers, not our price list. Your own price comes from measuring your driveway. For what a concrete driveway runs around Modesto by size, see our concrete driveway cost guide.
Which lasts longer, asphalt or concrete?
Concrete, in both national guides we checked. One gives asphalt 15 to 30 years when it is properly maintained, and concrete 30 to 40 years. Another gives asphalt 15 to 20 years and concrete 40 years or longer. Concrete’s range starts about where asphalt’s tops out.
Asphalt has the edge on repairs. One national guide calls it easier to patch and less costly to replace. A concrete driveway that is still solid but looks worn can take a decorative overlay instead of a new pour.
Either one lasts only as long as the ground under it. A national guide says both need professional installation and a strong gravel base. The USDA describes the local Modesto soil series with a clay subsoil that water moves through slowly. That is one reason a driveway here gets sloped to shed water.
How does Modesto’s summer heat affect each driveway?
Modesto summers are long and hot. NOAA climate normals for the Modesto airport show about 90 days a year at 90 degrees or hotter. About 18 of those days reach 100 degrees or more, and the normal July high is 95.
Asphalt is made to flex. A state asphalt pavement association’s owner guide says it softens and hardens as temperatures rise and fall. A national comparison guide adds that intense, persistent heat can soften the surface. That can lead to cracks and crumbling along the edges, plus residue that sticks to shoes.
The same comparison guide says concrete performs better in hotter climates. Another national guide says concrete’s light color means it absorbs less heat than asphalt. It is also more comfortable to walk on under the hot sun. Frost heave and de-icing salt, the cold-weather risks that guides list for concrete, rarely come up in the Valley.
How soon can you drive on a new driveway?
Asphalt is ready first. A national comparison guide says new asphalt can be driven on in 3 to 5 days. A 2026 cost guide gives the same wait for hot weather. It also says to keep heavy vehicles off for at least a week.
Concrete takes longer. National concrete guidance says you can drive and park on a new concrete driveway seven days after placement. RVs and large trucks should wait at least 28 days.
If you need the driveway back fast, asphalt is the quicker pick. If you can park on the street for a week, the concrete wait is simple to plan around.
What upkeep does each driveway need?
Asphalt needs a sealcoat every few years, and guides disagree on how often. A 2026 national cost guide says every 2 to 3 years. Another national guide says many installers recommend every 3 to 5 years.
The coat helps preserve the oils in the asphalt and prevent brittleness and early cracking. The 2026 guide puts driveway sealing at $1 to $2 per square foot. On a 20 by 20 foot driveway, that comes to $400 to $800 each time.
A state asphalt association adds that dripping gasoline and oil can break down the asphalt cement. It points owners to a pavement maintenance contractor for sealant timing.
Concrete asks for less. A national comparison guide says concrete sealers are optional but recommended every few years against stains. Another guide says decorative finishes can benefit from a sealer every few years.
What about RVs, trailers and the look of the driveway?
What sits on the driveway matters. A trailer on its tongue jack or an RV parked all summer rests its weight on a few small spots. For asphalt, the state association’s guide says to spread parked loads with plywood, jack stands or car ramps.
Asphalt stays pliable as temperatures rise, so concrete is the steadier surface for heavy loads that sit in one spot. We pour RV and boat parking pads, and a concrete pad can sit beside an asphalt drive.
Then there is the look. A national guide notes concrete can be colored, stamped, stenciled or stained. A concrete driveway can take a broom finish, integral color or a stamped concrete pattern. Asphalt gives a smooth, dark surface.
Does the approach at the street need a permit?
Yes, whatever the driveway is made of. The approach is where your driveway crosses the curb and gutter to meet the street. That strip sits in the public right of way.
The City of Modesto issues encroachment permits for work in the right of way. Its permit page lists curb, gutter, sidewalk and driveways among the examples. Confirm the rules for your address with the city before work starts. When your job includes a new driveway approach, we help you sort out the permit.
Which driveway should you choose?
Asphalt fits a tight budget or a home you plan to sell in a few years. It also costs less on a very long driveway, where the square feet add up. Concrete fits a long stay and a driveway that holds a parked RV or trailer. It is also the pick for a stamped or colored finish.
