Los Banos grew fast in the 2000s, and 28.3 percent of today's homes were built from 2000 to 2009. Detached houses make up 83.5 percent of the housing, and the median home was built in 1997. The driveways and patios poured with those 2000s homes are now 17 to 26 years old. For a concrete contractor in Los Banos, that means cracked slabs to replace and new ones to add.
Concrete Solutions is a licensed C-8 concrete contractor based in Modesto, and we drive down to Los Banos. The trip runs south on Highway 99 to Turlock, then down State Route 165 into town. Here we pour concrete driveways, backyard patios, stamped finishes, slabs, walkways and foundations. Call or text (209) 606-9904, and we will price the job on site for free.

The census counted 35,972 people in Los Banos in 2010 and 45,532 in 2020, a 26.6 percent jump. The newest Census survey estimate is about 47,600 residents. Building kept going after the 2000s boom, and 15.5 percent of homes were built in 2010 or later.
In the 2000s tracts, many of the original driveways and patios are cracking or settling. Many owners want more room, too. They widen the driveway or add an RV or boat pad beside the garage. We tie the new pour into the old slab and slope it to drain away from the house.
Out back, a common job is a patio extension. That is a good place for stamped and colored concrete, in an ashlar slate, flagstone, wood plank or cobblestone pattern. A side-yard walkway to the gate can go in on the same trip. Our own crew forms and pours each job.
Los Banos incorporated as a city on May 8, 1907, long before the tracts went in. About a quarter of its homes, 26.2 percent, were built before 1980. On those older blocks, a worn driveway or front walk is often a tear-out and replace job.
Driveway replacement starts with breaking out the old slab. We rebuild and compact the base, set forms and rebar, then pour and finish. If an old patio is sound and only looks worn, a micro topping overlay gives it a new surface instead.
Rentals make up a good part of the housing here. About 6 in 10 occupied homes are owner-occupied, so about 4 in 10 are rented. That puts landlords and property managers in the mix, too, whether the job is a front walk or a driveway.
Los Banos sits where State Routes 152 and 165 cross, on the west side of the San Joaquin Valley. Interstate 5 runs about 7 miles west, with the San Luis Reservoir and the Diablo Range beyond. Gusty winds are common in the late afternoon, especially near Pacheco Pass.
NOAA normals for the Los Banos weather station show about 97 days a year at 90 degrees or hotter. About 20 of those days reach 100 or more. Hot, windy afternoons pull water out of fresh concrete fast. So we start summer pours early and keep the slab damp or covered while it cures.
Rain is scarce, at 9.48 inches a year at the same station. The USDA maps a soil series named Los Banos on terraces along the Valley's west edge. It lists those soils as well drained, but water moves through them slowly. So we slope every patio and driveway to carry rain away from the house.
The City of Los Banos Building Division handles plan review, permits and inspections. The City has adopted the California Building Standards Code. Not sure a job needs a permit? The City says to contact the Building Division before work begins.
Planning a covered patio? The City lists a patio cover or trellis among the projects that need a building permit. The cover is separate work under its own permit, and our part is the slab beneath it.
The Building Division also handles accessory dwelling units, whether attached, detached or a garage conversion. For a new ADU or an addition, we pour footings and stem walls or a slab-on-grade to the engineer's plans. Projects must also follow the City's stormwater pollution prevention rules. On our pours, concrete washout stays out of the gutter.
We also pour commercial concrete for general contractors and facility managers, including slabs, equipment pads, loading areas and dumpster pads. Recent work includes industrial concrete for manufacturing and bottling facilities in the Modesto area. If you would rather have an asphalt driveway, we also do asphalt paving.
