The median Lathrop home was built in 2007, and 43 percent went up in 2010 or later. Detached single-family houses make up 93.5 percent of the housing, and owners live in 85 percent of occupied homes. A new tract home usually comes with the builder basics, like a driveway and a small back slab. So much of what a concrete contractor in Lathrop pours is add-on work.

Lathrop is a San Joaquin County city about 10 miles south of Stockton, and it keeps adding homes. The 2020 census counted 28,701 residents. A newer Census survey estimate puts the town at 35,052. About 16 percent of its homes were built in 2020 or later.
River Islands sits on the west side of Interstate 5. Mossdale Village is also west of I-5, on the east side of the San Joaquin River. The City adopted the Central Lathrop Specific Plan in 2004 for the area north of Mossdale Village. Stanford Crossing sits west of the freeway and east of the river as well.
A newer home seldom needs its concrete torn out, so the jobs in these tracts are mostly add-ons. Homeowners extend the back patio out to the fence and pour a side-yard walkway to the gate. Others widen the driveway or add an RV or boat pad beside the garage. Our own crew forms and pours each job, then slopes the finish to carry water away from the house.
A backyard patio is a good place for stamped and colored concrete. Ashlar slate, flagstone and wood plank patterns all suit a patio, and integral color goes into the mix. An antiqued color goes on at the stamp, and we seal the surface after it cures. The decorative work stays in-house.
Some homeowners add living space instead. For a room addition or an ADU, we pour footings and stem walls to your engineer's plans. For a shed or a workshop, the job is a plain slab on a compacted base.
Lathrop's roots go back to around 1868, when the first transcontinental railroad was extended to the area. Roughly 32 percent of Lathrop homes were built before 2000. On those older lots, a driveway that has cracked apart calls for driveway replacement. We break out the old slab, rebuild and compact the base, set rebar and pour new.
The nearest long-term weather station is at the Stockton airport, north of Lathrop. Its averages show about 88 days a year at 90 degrees or hotter, and about 19 at 100 or more. The normal July high there is 95.4 degrees. Heat pulls water out of fresh concrete, so a summer pour in Lathrop needs careful timing and curing.
The San Joaquin River cuts through the middle of Lathrop, and the town sits about 20 feet above sea level. In 2007, California approved the SB 5 bills requiring 200-year flood protection for urban areas in the Central Valley. RD 17 and the City have been jointly planning 200-year levee improvements along the east bank of the river.
Low ground makes drainage worth planning. The Stockton airport averages 13.45 inches of rain a year, and that water needs a path away from the house. We slope every patio and driveway so rain runs off toward the yard or the street.
The City of Lathrop Building Department requires a building permit for most construction projects, including additions and remodels. Its permitting is fully electronic, and applications go through the Lathrop Civic Access Portal, known as LCAP. Whether a flat patio or driveway needs a building permit depends on the job, so confirm with the city first.
Work in the public right-of-way has its own rule. The City requires an encroachment permit application for any work within the City's right-of-way. That usually includes a new driveway approach and the public sidewalk out front. We help you sort out that paperwork before the pour.
Lathrop sits where Interstate 5 meets State Route 120. South of State Route 120 at the Yosemite Avenue off-ramp, about 315 acres of former farmland became light industrial land. Its plan calls for warehouse and distribution buildings, with 4.85 million square feet of total space.
We pour commercial and industrial concrete for general contractors and facility managers. That means slabs, equipment pads, loading areas and curb and gutter on commercial sites. Recent work includes industrial concrete for manufacturing and bottling facilities in the Modesto area.
