Driveways, Patios, Slabs and Foundations for Galt Property Owners

Galt more than doubled in the 1990s, from 8,889 people at the 1990 census to 19,472 in 2000. Today 41.3 percent of its homes date from that decade, and the median home was built in 1994. For a concrete contractor in Galt, CA, that means driveways, walks and patios now 27 to 36 years old. On clay soil, slabs that old are often cracked, sunken or holding water.

Concrete Solutions is a licensed C-8 concrete contractor based in Modesto. Galt sits about 46 miles north of us in a straight line, up Highway 99 past Stockton and Lodi. We drive up for driveway replacement, patio extensions, stamped finishes, slabs, foundations and sidewalks. Call or text (209) 606-9904 to set up a free estimate on site.

Driveway replacement for Galt's 1990s homes

Galt was founded in 1869 by the Central Pacific Railroad and incorporated as a city on August 16, 1946. Most of its houses are much newer than that. About 4 in 5 of its 8,706 housing units are detached houses. About 3 in 4 occupied homes are owner-occupied.

Growth has slowed since the 1990s. The census counted 23,647 people in 2010 and 25,383 in 2020, a 7.3 percent gain. Only about 7 percent of Galt homes were built in 2010 or later.

A driveway that has cracked through, sunk at the garage or tipped toward the house is a replacement job. We break out the old slab, rebuild the base and pour new concrete over rebar. You can pick a broom finish or a stamped or colored one.

Thinking about a wider driveway? The City of Galt's Public Works FAQ says you can widen one that is less than ten feet wide. The driveway approach must be widened at the same time, which needs an encroachment permit. Widening to add a parking space in the setback is not allowed.

RV pads, patios and walkways in Galt

Galt also limits what can park on a driveway. The City bars any motor vehicle more than 25 feet long, and any trailer, from residential driveways. Short stops to load, unload or prep for a trip are allowed, but not beyond two consecutive days.

That means a boat or travel trailer needs a place to sit off the driveway. Where the City's rules allow one, a concrete RV or boat pad gives it a solid, drained base. Galt's municipal code also limits the amount of area that can be paved. The City says to contact Public Works for the guidelines, and we plan the pad around them.

Out back, a patio extension is a good place for stamped concrete. We stamp ashlar slate, flagstone, wood plank and cobblestone patterns, with integral or antiqued color. A side-yard walkway can go in on the same trip, with a channel drain where water collects. Each job is formed and poured by our own crew.

Galt clay soil, hardpan and summer heat

The USDA's Galt soil series is named for this area. Its type location is about 5 miles northwest of town. It is a fine-textured clay on low terraces and basins. Rain ponds on it or runs off slowly, and water moves slowly down through it.

This clay moves with the seasons. The USDA says its cracks open from about mid-June to mid-October and close the rest of the year. The soil shrinks as it dries in summer and swells back with the rains. Below it, a cemented hardpan sits 20 to 40 inches down.

That is why base prep matters so much here. We compact the ground, build up the base and tie rebar into the slab. Control joints go where the slab should crack, and every pour slopes away from the house.

The nearest NOAA station with temperature normals is in Lodi, about 11 miles south. Its 1991 to 2020 normals show about 78 days a year at 90 degrees or hotter. About 9 of those days reach 100 degrees or more. Summer pours start early, and we keep fresh concrete damp or covered while it cures.

Permits, sidewalks and foundations in Galt

Inside city limits, the City of Galt Building Division issues permits and runs inspections. It enforces local ordinances and the California Building Codes. An encroachment permit is required for any construction or excavation in a city street or other right-of-way. That covers a driveway approach, a sidewalk or curb and gutter at the street.

In Galt, sidewalk upkeep falls on the property owner. The City's Public Works FAQ adds that a licensed contractor should do the work. Homeowners can request an encroachment permit at no cost for sidewalk repairs. We are a licensed C-8 concrete contractor, and we help you sort out the permit.

Bigger site work has its own rules. The City requires a grading permit for more than 50 cubic yards of grading. It also requires one for cuts and fills deeper than two feet. Public improvements follow the Sacramento County Improvement Standards, as modified by the City of Galt Improvement Standards.

For a new ADU or an addition, we pour footings and stem walls or a slab-on-grade to the engineer's plans. We also pour commercial concrete for general contractors, including slabs, equipment pads and loading areas. Galt is bordered entirely by unincorporated land in Sacramento and San Joaquin counties. For a home outside city limits, check permits with the county.

Questions From Galt Property Owners

A few of the questions we hear most around Galt. If yours is not here, call or text and ask.

Call (209) 606-9904

Do you work in Galt, or only around Modesto?
We work in Galt. Concrete Solutions is based in Modesto, and we drive up Highway 99 past Stockton and Lodi to reach it. Galt sits inside the roughly 65-mile range we cover across the Central Valley. We also work in Lodi and Stockton, and every estimate is free and done on site.
What drives the price of a concrete job in Galt?
Size and thickness come first, since an RV pad takes more concrete than a side-yard walkway. Tearing out an old driveway adds work that a new pad skips, and base prep on Galt's clay takes time. Stamped and colored finishes take more labor than a broom finish. We give a free written estimate after we see the site.
Can I park my boat or trailer on the driveway in Galt?
Only for short stops, under the City's rules. The City of Galt bars any trailer, and any motor vehicle more than 25 feet long, from residential driveways. Loading or trip prep is allowed, but not beyond two consecutive days or three days in any seven. Check the City's storage rules first, and we can pour a concrete pad where one is allowed.
Why do driveways crack on Galt's clay soil?
Soil in the USDA's Galt series cracks open from about mid-June to mid-October and closes the rest of the year. Ground that shrinks and swells like that moves the slab on top of it. Water also moves slowly through these soils, and a hardpan sits 20 to 40 inches down. We compact the base, tie in rebar and place control joints so cracks land along the joints.
When is the best time to pour concrete in Galt?
The Lodi weather station, about 11 miles south, has a normal July high of 92.4 degrees. Summer pours start early, before the heat builds. About 81 percent of the station's 18.37 inches of yearly rain falls from November through March. Winter pours wait for a dry stretch.
