Oakdale calls itself the Cowboy Capital of the World, and it is an old town with new edges. Census figures put the median home here at about 1987, and close to four in ten were built before 1980. About four in ten homes in Oakdale went up before 1980, and roughly one in five before 1960. That is the older grid around downtown and out toward Yosemite Avenue. Driveways from that era were often poured thin, on a base that was never compacted well. They break up at the apron, sink by the garage, or lift where a tree root got under them.
Replacement is the fix for concrete like that. We break out the old slab and rebuild the base underneath. Then we set forms, tie rebar, pour and finish. Control joints get cut so the new slab cracks where we want it to.
Sidewalk, curb and gutter and the driveway approach sit in the public right of way. Work there needs an encroachment permit, and Oakdale Public Works handles those. We help you sort out the permit before anything gets poured.
The 2000s brought Oakdale's biggest wave of new homes. Census counts about 2,010 built here from 2000 to 2009, and roughly 709 more in the 2010s. The city's planning map carries specific plan areas named Bridle Ridge, Burchell Hill, Crane Crossing and Sierra Pointe. Oakdale's housing element sets a target of 1,665 new units between 2023 and 2031.
Tract homes from that wave came with a small back slab and bare dirt behind it. Those yards are getting finished now. That means an extended patio, a side walkway or a pad for a shed. Plenty of them get a stamped concrete finish that reads like flagstone or slate.
California's ADU rules have Oakdale homeowners adding a small unit in the back yard. Those sit on a slab or a stem wall foundation, poured to the plans the engineer draws. We form, set rebar per those plans, pour, strip and leave the pad ready for framing.
Oakdale sits along the Stanislaus River on the east side of the Valley floor. USDA soil descriptions for this part of the Valley split two ways. On the older terraces, soil series like San Joaquin and Redding carry a cemented hardpan 20 to 40 inches down. USDA rates that layer as very slow draining, with runoff that can run high.
Closer to the river, the ground is deep sandy loam left there by the water. USDA calls that kind of soil well drained, and water moves through it fast. Two lots a mile apart in Oakdale can act nothing alike after a storm.
That is why we look at your lot before we quote it. We check how the yard falls and how much base the slab needs. Oakdale summers run hot and dry, so pours start early and the slab stays wet while it cures. If a job calls for a soils report or engineered plans, those come from your engineer.
Oakdale has a working side too. The city's plans set aside a South Oakdale Industrial area, and the general plan maps an airport and Hi-Tech Parkway. Yosemite Avenue carries the commercial strip. Farm land starts just past the city limits along Warnerville, Patterson and Crane roads.
