Driveway and sidewalk replacement in older Patterson

Patterson was drawn on paper before it was built. Thomas W. Patterson plotted the design of the town, and the Patterson Colony map was recorded in 1909. He modeled it on Washington D.C. and Paris, with a series of circles and radiating streets. It incorporated in 1919 as the third city in Stanislaus County.

The city planted its main streets with palms, eucalyptus and sycamore. It still runs an Urban Forestry division and an urban forest master plan. Big trees are good for a street and hard on flatwork. Roots lift sidewalk panels, front walks and driveway slabs until the edges break apart.

About one Patterson home in seven was built before 1980, and most of those sit near the old town center. Once a panel has broken up, tear-out and a fresh pour is the answer. We break out the old slab, rebuild and compact the base, set rebar and pour new.

Work in the public right of way needs an encroachment permit from the Patterson Public Works Department. That covers the driveway approach, the sidewalk and the curb and gutter out front. The city's own permit information names a C-8 concrete contractor for that work. C-8 is our license class.

Patterson grew fast through the 2000s. More than four in ten homes in town date to the years 2000 through 2009 alone. The Villages of Patterson carries much of that growth, on streets like American Eagle Avenue and Calvinson Parkway.

Homes that age are usually sound, so the work is about adding rather than replacing. About three in four Patterson homes are owner occupied. Owners extend the back slab, pour a walkway to the side gate and finish the edges properly.

That is where a stamped and colored finish comes in. Ashlar slate, flagstone and wood plank patterns all suit a patio or a driveway border. Integral color goes in the mix and an antiquing color goes on at the stamp. We form, pour, stamp and seal the whole thing with our own crew, so the decorative work stays in house.

Patterson's clay ground, drainage and summer heat

Patterson sits on the west side of the Valley. The ground here is different from the sandy east side along Highway 99. The USDA soil survey maps most of the city as clay and clay loam. Capay clay covers the largest share, with Vernalis, Zacharias and Stomar clay loams around it.

Clay holds water and moves with it. Capay clay is rated moderately well drained, so it sheds water slower than sand does. That puts the weight on base prep and on slope. We compact the base and build fall into the slab so water runs away from the house.

Patterson also runs a floodplain management program and maps special flood hazard areas across parts of town. Summers here are hot and dry, and heat pulls water out of fresh concrete fast. A summer pour starts early in the morning, and we keep the slab damp or covered while it cures. Winter pours wait out the rain and the cold nights.

California opened the door to backyard units, and Patterson made it simpler. The city offers a streamlined ADU process with five pre-designed building plans through Building Services. They run from a 260 square foot studio up to an 896 square foot two bedroom. Every one of them starts on concrete.

We pour slabs and pads for ADUs, garages, sheds, shops and RV parking. Footings and stem walls we pour to the plans your engineer provides. Building permits come from the Community Development Department, Building Services division. Diablo Grande sits southwest of town and is unincorporated, so permits out there go through Stanislaus County's Building Permits Division.

Patterson's other side is logistics. The city says its commercial and industrial areas reach the highway network through Highway 33 and Interstate 5. Keystone Pacific Business Park and Westridge Business Park sit out that way, among the large distribution centers.
